Here we are in the next installment of Cocktail Confessions where we track down industry movers and shakers, sometimes bribe them with cocktails and get their take on the topics of the day. In this installment, we feature Steve Chirhart from TaTonka Real Estate Advisors.

As our industry has picked up from a dismal few years, is there one lesson that you can share that has proven most valuable in your career?
If I always do what is best for my clients, everything else seems to take care of itself. If you treat people with respect, conduct yourself professionally and work hard regardless of what market conditions are, there are opportunities to succeed.

What books are you reading now?
I recently began reading ‘the Demographic Cliff’ by Harry Dent. The outlook for both office space demand and the stock market doesn’t look good based on current demographic trends. An aging population tends to spend far less than 35 to 45 year olds, which may cause a recession leading to a market correction. Also, it notes there is no growth in population to offset a declining labor market, which does not bode well for absorption of space. I would caution landlords that even though the current outlook is quite bullish, the next 5 to 10 years may look quite different that the past 5 to 10 years.

What are you looking forward to the most this summer?
I like this question much better! I can’t wait to smell the outdoors again while playing a round of golf or watching the bobber go down with the first crappie of the season at the cabin.

The Confession:  What choice of refreshment will you have at your next happy hour?
I have taken a strong interest in the microbrewery trend throughout the Twin Cities. I love trying new flavors of beer being crafted by our local breweries. Tin Whiskers and Surly are my favorites.
