Welcome to the next installment of Cocktail Confessions where we track down industry movers and shakers, sometimes bribe them with cocktails and get their take on the topics of the day. In this installment, we feature Fred Hedberg of Paramount Real Estate Corporation.

As our industry has picked up from a dismal few years, is there one lesson that you can share that has proven most valuable in your career?
I have been through several downturns during my 30 year real estate career and have learned that as individuals, we can do very little to accelerate business when we are in a poor real estate market. Don’t stress out over something you cannot change but instead use this time to strengthen relationships so you are well positioned when the good times come back. Also, it is always a good idea to have a cash reserve to carry you through the slow times.

What books are you reading now?
I just finished Robert Gates book “Duty” as well as a book called “Until They Bring the Streetcars Back” that anyone growing up in St. Paul might find interesting. I grew up in St. Louis Park but hang around with a bunch of St. Paul guys so I wanted to find out what it was like growing up in St. Paul in the 1950s and 60s.

Any particular reading you’d recommend to other NAIOP members?
I would recommend “5 Levels of Leadership” by John Maxwell.

As spring finally makes its way to Minnesota, what are you looking forward to the most this summer?
I am looking forward to biking, fishing, paddle boarding and spending time with family and friends at our cabin up north. Our family also spends a week in Door County, Wis., every summer and that is a lot of fun.

The Confession:  What choice of refreshment will you have at your next Happy Hour?
Some colleagues introduced me to the Moscow Mule this winter in Phoenix – quite appropriate as the winter Olympics were taking place in Sochi. I now order it whenever I find a bartender that knows how to make it.

If you have questions you’d like asked, please leave them in the comments section below. Look for Steve Chirhart from TaTonka Real Estate Advisors in the next Cocktail Confessions.
